Strengthening lawyer–agent partnerships under Queensland’s new seller disclosure laws

Queensland’s new Seller Disclosure regime represents a fundamental change in the way property transactions are managed, and with it comes both responsibility and opportunity for the legal profession.

For too long, lawyers and conveyancers have been positioned reactively, stepping into the process only once contracts are signed and key obligations already triggered. This has left practitioners carrying the weight of rectifying omissions and managing risks that could have been avoided with earlier involvement.

The introduction of Form 2 changes that dynamic by allowing sellers to nominate their lawyer or conveyancer from the outset. This is not just a procedural adjustment, it is a recognition of the essential role legal professionals play in protecting clients, ensuring compliance, and fostering trust across the entire transaction.

Having worked for various law firms before stepping into my role as General Manager of Property at InfoTrack, I know the pressure that comes with late-stage involvement.

Too often, lawyers inherit problems that compromise client outcomes and strain professional relationships. Early engagement is not a nice-to-have, it is the most effective safeguard we have. It allows issues to be identified before they escalate, it streamlines the process for every stakeholder, and it elevates the professionalism of both lawyers and agents.
The firms that embrace this shift will not only protect their clients more effectively but also distinguish themselves as trusted partners who bring confidence and clarity to an increasingly complex market.

In practice, this shift is also about relationship building. Moving beyond transactional contact with agents to become proactive collaborators opens new referral opportunities and leads to smoother, faster matter progression. Strong lawyer–agent partnerships deliver a more consistent client experience, where compliance requirements are clear, timelines are tighter, and clients receive a united front of advice and support.

To make this process simple, InfoTrack, in collaboration with the REIQ, has developed a Seller Disclosure Tool to streamline Form 2 for both agents and their legal partners. From a single platform, agents can generate and complete Form 2 in line with legislative requirements, nominate the seller’s lawyer instantly and share the completed form securely for review before it is issued to buyers.

For lawyers and conveyancers, this means receiving disclosure documents directly from the source, gaining visibility earlier in the sales process and reducing the time spent chasing incomplete or inaccurate forms.

We have built this tool to make compliance the path of least resistance. For lawyers, that means fewer surprises, stronger client protection and a seamless connection with the agent community.

The reality is simple: agents are going to use a disclosure solution. If lawyers want to ensure they are referred, engaged early and positioned as trusted partners, they need to be part of the process. It is not about replacing relationships, it is about strengthening them with the right technology.

If you want to be in the room where disclosure happens, you need to make it easy for agents to involve you.

With Queensland’s Seller Disclosure requirements now in effect, the firms that adapt fastest will position themselves as leaders in compliance, client care and industry collaboration.

If you are ready to be named in Form 2 from the outset, build stronger referral pipelines with agents and protect your clients with accurate, early disclosure, then it is time to start using InfoTrack’s Seller Disclosure solution, available in the InfoTrack platform today.
